Boiler grants for landlords: what you can actually get in 2026

There is no single “boiler grant” in the UK. There are three separate pots of money with three different rulebooks, and the one with the biggest headline figure is the one least likely to pay for a boiler.

• ECO4 — the scheme people mean by a free boiler. Energy-supplier funded, can fully cover a replacement heating system where the property is EPC D–G and the tenant's household qualifies. Closes 31 December 2026, with a practical start-by date around September 2026.
• The Boiler Upgrade Scheme — £7,500, no income or benefits test at all, one grant per property. It funds a heat pump, not a gas boiler. This is the single most common misunderstanding behind a boiler-grant search.
• Warm Homes: Local Grant — council-delivered in England only, running to 2028. Your first qualifying property is fully funded; subsequent ones typically need a 50% landlord contribution, so claim order is worth real money across a portfolio.
