These terms govern your use of EPC Ledger ("the service"), provided by EPC Ledger ("we", "us"). By creating an account, you agree to them.

1. What the service is

EPC Ledger matches properties in a UK landlord's portfolio to retrofit grant schemes (currently ECO4, the Boiler Upgrade Scheme, Warm Homes: Local Grant, and LA Flex) and tracks portfolio-wide rules across your properties. It covers England and Wales only.

2. Informational only — not advice, not a guarantee

EPC Ledger is an independent, informational tool. We are not a scheme administrator, energy supplier, installer, local authority, or financial adviser, and we are not part of, endorsed by, or affiliated with HM Government, Ofgem, or any local authority.

Nothing in the service is financial, legal, or tax advice, and no grant match is a guarantee of funding, eligibility, or outcome. Matches are estimates based on published scheme rules and the information you provide, current as of the "last verified" date shown. Scheme rules, funding availability, and local authority delivery models change, sometimes with no notice.

We take reasonable care to keep scheme data accurate and current, but we make no warranty, express or implied, as to the accuracy, completeness, or reliability of any information in the service. You are solely responsible for verifying eligibility with the relevant scheme administrator, installer, or local authority before applying, and before making any financial decision based on a match shown in the app. We take no responsibility for a grant application being refused, delayed, undervalued, or otherwise not proceeding as estimated.

3. Your account

You must provide accurate information when signing up and keep your login details secure. You're responsible for activity on your account — tell us straight away if you think someone else has access to it.

4. Plans and billing

Paid plans are billed annually in advance via Stripe and renew automatically at the then-current price unless cancelled before the renewal date. You can cancel, upgrade, or downgrade at any time via the Stripe Customer Portal, accessible from your billing page — cancelling stops future renewals but doesn't refund the current period, except as set out below.

14-day guarantee: if you're not happy with a paid plan, contact us within 14 days of your first payment on that plan for a full refund.

We'll give reasonable notice by email before any price change takes effect on your next renewal.

The software, design, guides, and content are ours (or licensed to us). Data you input about your own properties and tenants remains yours — see our Privacy Policy for how we handle it.

7. Liability

The service is provided "as is" and "as available", without warranty of any kind. To the fullest extent permitted by law:

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that can't lawfully be limited. Where our liability isn't otherwise excluded, it's capped at the amount you paid us in the 12 months before the claim arose.

8. Ending your account

You can close your account at any time. We may suspend or close an account that breaches these terms, or that we reasonably believe is being used fraudulently or unlawfully.

9. Changes to these terms

We may update these terms from time to time. If a change is material, we'll notify you by email before it takes effect.

10. Governing law

These terms are governed by the law of England and Wales.
